We offer off-season (after Labor Day and before Memorial Day) discounted weeks and mini-weeks.  These discounts are not available on holiday weeks or seasonal-event weeks (hunting weeks, fall foliage weeks, etc.), although we do not charge extra.   Please inquire about which weeks are discounted.   Discount amounts depend on the number of occupants and length of stay.

We offer early-in, late out when available.   There may be an extra $50 charge for this option that is added to the total amount.

Reservation Process and Policy:

Properties rent quickly and are rented on a first paid basis. If you are sure you want to rent, request a rental agreement. We will attach one and e-mail it to you. Fill it out (everything with an asterisk) and mail it back with your rental fees to the address indicated on the agreement. We will hold the rental for 1 week from the issue date (7 days), or until the due date specified on the agreement, as we await your deposit (or full payment) in the mail. We accept the following forms of payment: Personal check, Money order, Bank check, Visa, MasterCard. Method of payment is subject to span of time before arrival.

DEPOSITS: (When applicable), Amounts will be stated on the agreement, 1/3 the total cost but not less than 100.00. Deposits (when applicable) are due within 7 days of receiving the rental agreement. If we do not receive any form of payment by the date stated on the agreement, we will feel entitled to rent to another party.

BALANCE: is due 4 weeks before your arrival date (when applicable) or by the date specified on the agreement. After we have received your balance, we will send you directions, confirmation and other information you will need.

SECURITY: A refundable deposit of 100.00 is required for stays of up to 3 nights, 200.00 for stays of more than 3 nights, and 300.00 for stays of 1 month or more. Security is due along with your balance payment. We do not accept credit card payments for security as per the credit card companies.

TIMING: If you will be renting in 4 weeks or less you will need to send the full amount including security. If you will be renting in 2 weeks or less and not paying by credit card, you will need to send payment by bank check or money order as a personal check will not have time to clear before your rental dates. If you will be renting in less than 1 week you will need to express mail your payment (bank check or money order if not paying by credit card). Do not send cash.

CANCELLATIONS AND DEPOSITS: If you do need to cancel after your deposit has been paid we will try to fill your vacancy. If we can fill your vacancy in time we will be happy to refund your total deposit minus 50.00 administration fee. If we can fill part of your time, we will refund that portion. If you need to cancel after the balance has been paid (4 weeks or less) we will refund the full amount if we can fill your vacancy as stated above, minus 100.00 administration fee.
